Everything a building's management and residents do together, from
the first notice to the last parcel of the day.
Notices and documents
Management posts announcements for everyone, or for owners only. Formal notices to
owners follow the Condominium Act's rules: email only where the owner agreed in writing
and the board chose it, a printed list for everyone else, and a record of each
delivery.
The declaration, by-laws, rules, minutes and budgets sit in one library, each shown
to everyone, to owners or to the board.
Amenity booking
Residents book the party room, the guest suite or the elevator for a move. Each has
its own hours, rules, fees and deposits, and is approved by staff or confirmed straight
away.
Two bookings never overlap, and the front desk sees the day's bookings at a
glance.
Parcels and visitors
The front desk logs a parcel by suite, and everyone living there is told by email,
with a reminder each day until it's picked up.
Residents register guests and trades ahead, for a day or a week, and can be told
when they arrive. The desk signs visitors in and out.
Service requests
Residents report a problem in the common areas or their own suite, with a photo, and
say whether staff may go in.
Management replies as the work moves along, and the resident hears each step by
email. Notes for staff stay with staff.
The resident list
A register of who lives where: owners and tenants, with their vehicles, pets and fobs,
lease notices and mortgagees. Entries are ended, never deleted, so the history is
always there.
The front desk can find anyone by suite, name, licence plate or fob.
Between neighbours
A marketplace where residents sell, give away or look for things, and a community board
for posts and replies, with some posts for owners only.
Residents report anything that breaks the rules, management takes it down, and a
board can turn the community board off.
